Onsite Property Manager required for Established Management Rights Complex in the heart of the West End QLD. Enjoy coming to work in this company who really cares about their employees and are dedicated to creating a lovely family working environment. This management position is available for a highly capable candidate to fill the role of Onsite Property Manager for 38 hours per week. However, there will be an expectation of working a limited number of hours on Saturdays for viewings of units by prospective new tenants and Sunday duties for putting out bins for Monday morning collection.

The responsibilities of Onsite Property Manager will include:

  • Managing the day to day operation of the complex in accordance with the caretaking and letting contracts * Liaising with tenants and landlords
  • Preparing owner appointment documents
  • Preparing all required lease documents for properties and ensure that the conditions contained within are observed by tenants * Submitting bond lodgments and refunds to the RTA
  • Monitor and address non-compliances with terms and conditions of tenancy * Represent the owner proceedings before any RTA or QCAT Tribunals * Preparing entry notices for inspections and maintenance
  • Preparing Managers Reports and attending Body Corporate meetings when required * Providing first class customer service
  • Ensuring rent is paid on time and manage the arrears process
  • Managing all receipting of rents and disbursement of payments to owners mid and end of month * Carrying out quarterly routine inspections/entry and exit reports * On call emergency contact 24/7
  • Keep update with the current rental markets in the locality to assist in appraising rental reviews

The successful candidate would be preferred to have a minimum of 3 years prior experience in the Property / Hotel Management or Customer Service sector, good understanding of Property / Hotel Management Industry. Ideally you will have an outgoing & friendly personality with a strong customer service focus and communication skills. A Property Management Certificate or Residential Letting Agent (RLA) course is required. Must have some basic computer skills. Knowledge of Console trust accounting software would be beneficial.
